Ancillary FSI of up to 60% (residential) / 80% (non-residential) of the consumed FSI is additionally available on payment of premium. Premium FSI is charged at 35% of the ASR land rate. Basic FSI is computed on the net plot (after D.P. road / amenity deductions); premium and TDR potential on the gross plot. Nagpur: plots ≥ 1,000 sq.m in residential zone get basic FSI 1.25 (Reg 10.3.4); pure commercial gets basic 2.50 non-congested (Reg 10.3.1).
