How we compute

Every figure UDCPR Pro produces traces to a clause of the consolidated UDCPR-2020. Here is exactly what the engine encodes — so you can check it, not just trust it.

Entitlement / FSI

Tables 6-A (congested) & 6-G (non-congested), Reg 6.1–6.3, Notes (i) & (xiv)

Basic, Premium and TDR FSI by road width and area type; uniform 1.10 basic across Municipal Corporations; ancillary up to 60% / 80%.

Net vs gross plot

Note (xiv) under Table 6-G

Basic FSI on the net plot after DP-road / reservation / amenity deduction; premium + TDR on the gross plot when surrendered.

Marginal open spaces

Table 6-D, Reg 6.2.3

Front margin by road width; side/rear = H/5 above 15 m (capped 12 m); 6 m fire-tender minimum above 24 m.

Parking

Tables 8-B & 8-C, Reg 8.2

Per-occupancy car/two-wheeler demand with the +5% visitor allowance, then the city multiplying factor.

TDR generation

Reg 11.2.4

TDR earned by surrendering reserved/road land — 2.0x (non-congested) / 3.0x (congested) of the surrendered area.

High-rise life safety

Reg 9.28 / 9.29 (NBC-2016 Part 4)

Special-building (>24 m) checks: two staircases, minimum stair width, travel distance, refuge area and fire lift.

Amenity space

Reg 3.5.1 / 3.9

Plots >= 2 ha reserve 5% amenity space, deducted from the net plot before FSI.

Land-use zoning

Reg 4.2–4.27

Permissibility of the proposed use against the plot's DP/RP land-use zone.

City overrides

Chapter 10 (Reg 10.4 / 10.6 / 10.10 / 10.13)

Nagpur Chapter-10 overrides; Pune & NMMC height/road and NMMC's 11 m = 12 m rule.

Redevelopment, Metro TOD, PMAY, SRA and higher-FSI (Table 7-A) entitlements.
