ASR & the Ready Reckoner
The Annual Statement of Rates (ASR) — popularly the Ready Reckoner — is the Maharashtra government's published land & construction rate for every zone/village, revised yearly by the Department of Registration & Stamps (IGR).
Why it matters for UDCPR
Most UDCPR charges are a percentage of ASR, so the ASR for your plot's zone sets your numbers:
- Premium FSI — charged at a % of ASR (35% under Table 6-G note viii; 40% for TOD FSI).
- Ancillary FSI premium — 5% of ASR (residential) / 10% (non-residential).
- Building development & other charges — computed on ASR.
Where to find your ASR
ASR values are official, locality-specific and revised annually — we don't reproduce the government dataset here. Look up your zone on the official eASR portal, then plug the rate into our calculator:
